Proposed new 2 storey 2 bed dwelling.

The Bishopston Society objects to this application for a new 2 bedroom 4 person house proposed on the side garden area of 119 Egerton Road. The design falls far short of the current Government space standards. The proposal has 60m2 as compared with the required standard of 70m2 for a 3 bedspace house and 79m2 for a 4 bedspace house (as illustrated). Furthermore, the proposal has inadequate external amenity space - in the form of an area 3m x 3m surrounded by high solid timber fencing and facing north.

We consider that this application is gross overdevelopment by any standards and we strongly recommend refusal.
