We have two observations on this roof extension and rear dormer as follows:
-          the dormer is shown finished in white painted render.  This is an unsuitable material as it has the effect of making the dormer look as large as possible which affects the amenity of local residents.

Secondly, the painted render needs regular maintenance which is both difficult and expensive at roof level.  The preferred alternative is to clad the dormer with red/brown plain tiles which blend it in to the roof and require no maintenance.
      -      the second point is that the proposed gable window is well positioned centrally on the gable end but actually within a store cupboard.  We suggest that the cupboard is omitted so that the room to gets the benefit of the window.
