SORRY! PLANNING PORTAL OUT OF ACTION: We are sorry to have to announce that The Bishopston Planning Portal is currently out of action. For technical reasons beyond our control, much of the information gathered via the portal is not currently being updated automatically, and therefore the portal does not currently provide a reliable indication of the details or status of planning applications. You may still view it, but beware of misleading results please. We are working to develop a fix for this problem. Bristol City Council's online planning database at remains the definitive source of information.

 29 RADNOR ROAD    14/05616/F

 This application follows our objection to the previous application dated 9 October 2014 and its subsequent refusal.

 Despite the fact that this proposal has been reduced from 5 no units down to 4 no, we would still like to object on the following grounds;

1.       The conversion and extension of a single family house into 4 no units is overdevelopment of the site and out of keeping with the area.  The resulting form is over scaled and alien to the local street pattern.

2.       The plans continue to show a range of 9 no windows serving habitable rooms on both ground and first floor level set directly on the legal boundary which would create unacceptable loss of amenity to the proposed dwelling alongside and would create unacceptable living conditions within the proposed units.  These windows are also contrary to Building Regulations.

3.       The DAS makes reference to a side path which provides access to the cycle and refuse storage area at the rear of the site.  No such path is indicated on the application drawings and the proposed building fills the whole site up to the boundary.

This application represents overdevelopment of an existing family house and would be highly detrimental to the street and the local area, as well as setting a very bad precedent for future applications.

 We recommend refusal.
