However the house has a total internal area of 64m2 which is substantially below the Nationally Described Space Standard which stipulates a minimum of 70m2 for even a 3 person 2 bedroom house.

169 Bishop Road The design is necessarily extremely narrow due to the shape of the site. However the eaves are shown as being unnecessarily high which only serves to make the house look even taller and narrower. We would recommend that the eaves are dropped down to the minimum height of 2m internally which would make the design look more balanced and would also serve to reduce the height of the side elevation when viewed from the garden of the adjacent house. Lastly, it might be more robust and less susceptible to vandalism and grafitti to build the lower walls out of brick in preference to painted render. Using a rustic or even a reclaimed brick would tie the design into its back lane/car park setting. We are not against the design in principle but it should be adjusted to comply with national planning requirements.
